Situated near Falzano, Cortona (Province of Arezzo), Le Cannelle’s closest airport is Perugia. For more variety of flights and perhaps to tie in with a city day trip, Florence and Pisa airports are a little further, with Bologna and Rome also possible. The house is accessible through an electronic gated entrance off the country road from the Val Minima to Cortona.

Dating back to the 17th century, the house is set in 5,000 square metres of land, with magnificent 360 degree views. It has a mature terraced garden and an orchard containing cherry, apricot, fig and plum trees. The tennis court was resurfaced in 2017 and the 6 x 12 metre swimming pool is exquisite.

With a total floor area of approx. 300 square metres, the recently renovated house now reflects the Scandinavian influences of the current owners. Unlike typical Tuscan villas, Le Cannelle is now flooded with light having sand-blasted oak beams, hand-fired pale terracotta tiles and a pale colour palette throughout, set off with splashes of colour from Finnish designers Marimekko.

Entering the house at first floor level through the front door you will find yourself in the magnificent main reception room with original fireplace – a perfect setting for entertaining. There is a new Jotul wood burning stove in place which, together with the full central heating system, makes it cosy in winter.

Also on this floor is the ‘snug’ featuring a TV with freeview and DVD player for those quiet moments and an upstairs breakfast / bar room with doors leading out to the first floor terrace and spectacular views of the distant Appenines.

You will also find the large master bedroom with en suite bathroom, which features a walk in shower and elliptical bath, two further double bedrooms and another excellent bathroom.

Going downstairs, on the ground floor you will find three more double bedrooms, all with beautifully stylish en suite bathrooms, another WC, and the hub of the villa – the large open plan dining room and kitchen area.

The kitchen is fully equipped with corian work tops, double ovens and a bright orange Smeg refrigerator. The dining room leads out onto the large rear terrace, perfect for al fresco dining or a sun downer, with its spectacular views over the gardens. Steps from this terrace lead down to the swimming pool.
